McCarthy Building Companies has commenced construction on a new 326 million USD concourse at Phoenix Sky Harbor International Airport (PHX) Terminal 3.

The new North 2 Concourse will add six gates, bringing the terminal’s total to 26. This will help the airport accommodate its growing passenger volumes.

In 2024, Sky Harbor served more than 52 million passengers, with existing Terminal 3 gates reaching capacity during busy periods. Terminal 3 currently handles about a quarter of the airport’s traffic.

Aviation Director Chad Makovsky said:

With the growth in our passenger traffic, we’re continuing to make investments in our facilities so we can not only meet demand, but further elevate the passenger experience. Our new six gate concourse will provide airlines with more space to do business and also provide us with an opportunity to add new passenger services such as additional concessions and an inviting lounge featuring stunning views and premium amenities.

The new 173,000-square-foot concourse will be multi-level, featuring gate areas, restrooms, space for future concessions, a lounge with an external terrace, and areas for aircraft servicing.

A connector bridge will link the new concourse to the rest of Terminal 3, with plans also allowing for a future tunnel to Terminal 4.

The concourse has been designed by HOK with DFDG Architecture. Its design incorporates sustainability measures and aims for LEED Silver certification.

The layout also includes moving walkways and elevators to improve accessibility and optimise passenger flow. Meanwhile, passengers will benefit from efficient access, comfort and aesthetic appeal, including optimal views of Camelback Mountain.

Consytruction has been planned to operate alongside existing airport functions with minimal disruption.

Thomas Assante, vice president of operations, for McCarthy’s Southwest Region said:

It is essential that all ongoing airport operations at the terminal continue with minimal disruption during the construction of this project. Fortunately, our McCarthy teams are well versed in managing construction projects at active airports airport, having successfully completed several expansion projects at the airport. Every portion of the new Terminal 3 concourse will provide an exceptional experience for Sky Harbor passengers.
